Property Prices May Not Cool Down In India

Worried that property prices may cool down? With India tipped to become the most sought after real estate market among emerging economies, you may not really have to fasten your safety belts just yet. In fact, just 10 land deals in India over the past 12 months were valued at over a whopping Rs 15,000 cr. Evidence enough to prove that reports citing office rentals in Delhi and Mumbai being costlier than more developed real estate markets such as New York City, Dubai and Singapore, are not off the mark.
While realty giants such as DLF, Unitech and Hiranandani Developers were the obvious names that featured on the 'mega deal' list, Sunday stumbled upon some interesting trends. The list not only stands testimony to how India's corporate bigwigs such as Reliance Industries and JSW have jumped into the realty bandwagon, but also marks the entry of hospitality major Leela Group into the Delhi market with a hefty tag of Rs 611 cr for a 3 acre plot! Although Delhi and Mumbai still held on to seven out of top 10 mega realty deals in the country, Hyderabad and Chennai too emerged as hotspots for big ticket transactions. Meanwhile in January this year, Essar Group acquired Peninsula Land's Kurla commercial project for about Rs 1,200 crore. Recently, Delhi-based BPTP Developers hogged the limelight by outbidding realty biggies such as DLF and Omaxe to clinch a 95-acre commercial land in Noida for a record Rs 5006 cr. While opinions may have been mixed on the valuation of the deal, some completely disagree with the view that the deal is over-valued. "I don't think it is overvalued in any way. The feasibility of such a transaction holds good as the demand for office space in India still remains huge and needs to be met," feels Rohtas Goel, CMD, Omaxe.
However, if the BPTP deal is the costliest in terms of total valuation, it is the JSW deal that stands out as the most expensive at Rs 365.45 cr per acre. This was followed by hospitality major Leela Group's Rs 203.6-cr per acre deal for a plot in the Capital. Another valuable deal was that of Wadhwa Builders who shelled out Rs 203.6 cr per acre for a commercial development in Bandra-Kurla Complex (BKC) in Mumbai.
RIL's giant deal that amounts to Rs 121.5 cr per acre in BKC, will see construction of a multi-storeyed car park as well as a commercial complex. Says Manish Aggarwal, director, Land & Industrial, Cushman & Wakefield India, "Many real estate players like to start their flagship projects from prominent cities and this had led to large number of players eyeing some limited prime land parcels in metros. However, as the market matures, many of these players will look at creating large land banks which has a mix of prime and sub prime land parcels across tier II and tier III cities."
With an acute shortage of land in metro cities and escalating land costs, it will not be long before other locations such as Hyderabad, Chennai, Bangalore, Coimbatore and Pune will grow as centres of major land deals in the near future.
Realty major Unitech hogged the limelight last year when it bagged a 1,750 acre plot near Vishakapatnam for Rs 3,328 cr. Bangalore-based Purvankara Developers and Nitesh Estates clinched major deals in Hyderabad and Chennai, respectively. In fact, both Hyderabad and Chennai have witnessed a huge interest from various segments of real estate investors, including funds and developers.
"Due to paucity of ready space and rising real estate prices in Delhi and Mumbai, cities such as Hyderabad, Chennai and Pune have seen a steady rise in demand for both IT and residential space. Many companies in IT, ITeS, BPO, software and manufacturing sectors are increasingly looking at the aforesaid cities and other emerging destinations as attractive centers," adds Aggarwal.
Another interesting observation was on the plans that developers had for the purchased piece of land. While most of the transactions were for commercial purposes, a few of them were of mixed-use nature as well. Purvankara's Hi-Tech city project in Hyderabad will make use of the land for mixed development of high-end ultra luxury retail, residential, commercial and hospitality complexes. DLF's giant Rs 1,675 cr deal last year in the heart of Delhi is a proposed integrated township project comprising offices, shopping malls and residential units

There is no doubt that construction sites are very busy places. They can also be very dangerous places. All construction sites must comply with OSHA regulations intended to minimize the risks and it is true that the number of accidents on construction sites is diminishing. Falls

Excavation and Trenching Accidents
Cave-ins can and do occur. If material is mounded up too close to the edge it can also fall back in causing serious injury. The risk of death to construction workers in trenching and excavation sites is considered to be 112% higher than in any other area.
Electrocution
Exposed high voltage overhead or underground power lines can easily result in death. Faulty power tools or leads are also responsible for electrocution injuries as are exposed wires that have been left live.
Chemical injuries
Construction sites are often full of dangerous chemicals. Over exposure to some of these can lead to injury as can inhalation and sometimes explosions or fires.
Exertion injuries
Back injuries from heavy and incorrect lifting are among the most frequent. All manner of RSI injuries from repetitive work are also common.
Heavy Equipment
Many injuries can be caused by heavy equipment in all manner of ways. Machinery may be faulty or topple over. Carelessness with cranes results in many injuries. Forklifts and skid steers are other common accident causers.
Fire and Explosions
While less common there is always the risk of fires and explosions, mainly from faulty equipment or chemicals.
Injuries can range from bumps and bruises, broken bones, back injury, spinal cord injury, cuts, amputations, burns, poisoning and death. Minor accidents usually heal up quickly. More severe injuries may mean days, weeks, months or more off work, with mounting medical bills. Some workers may never be able to return to the same job again.
Workers compensation may be a help but very often a good personal injury lawyer can work aggressively to get the full level of compensation a worker deserves. Negligence may well be found to be the fault of employers, property owners, machinery manufacturers, or other third parties. To tile a large floor space—such as a chef’s style kitchen floor—you need as many tips and pointers as possible to ensure a seamless, eye-catching result. First thing’s first, if you are using ceramic tiles, the floor must have a smooth or rigid surface, in which case, you may need to first lay plywood or other subfloor material. 1. First, mark guidelines on the subfloor and do a “dry run,” during which you lay the tiles without adhesives to see how they lay and fit. For square rooms, find the center of the room and mark the guidelines from each wall. For rooms of any other shape, use a chalk line to snap a marker perpendicular to the main entrance to the room. Apply hairspray to prevent smudging or erasing of the line, and use a square measure to make sure the line is perpendicular to the entrance. You will start laying full tiles at the entrance because a visible full row of tiles greeting guests is preferable to pieces and offers a more balanced visual.

Snap a second line based on this measurement in one corner, and where this line intersects with the wood or other marker is your new starting point. The first line is no longer needed, so the dry-set tiles can be removed for the moment.
5. Using a 1/16” notched trowel, lay a two-foot square area of adhesive in the starting corner. Follow directions on the adhesive packaging as some adhesives have a window of as few as five minutes to set any tile!
6. As you lay down the tiles, work them into the adhesive to make sure they are flush. Keep going in two-foot increments so the adhesive doesn’t dry out. Work your way back and forth across the room.
7. Roll as you go with a 150-pound roller that can be rented for about $20 per day. Keep rolling until the tile has set and completely bonded to the adhesive.
8. To lay the border tile, lay another full tile over the last full tile. Mark a line across the top tile, and make sure you use a spacer against the wall. This is called “jump scribing,” and denotes where you need to cut the border tile.
9. Cut border tiles with a diamond-edged wet saw (for clean lines and less dust) glasscutter, or straight edge tile cutter. Snap off the border piece against a workbench or use tile nippers.
10. Lay and set the border tiles.
11. Make sure to tile under heavy appliances such as dishwashers. Many people skip this step, but it can prove faulty and expensive. If there’s a leak underneath the appliance, the moisture seeps and ruins the subfloor underneath the entire tile job, causing buckling and cracking. If the tile is laid completely underneath, then you quickly realize any leaks and can take necessary and effective action.
12. After you lay all the tiles, begin the grouting process. Follow the directions, and mix the grout according to the manufacturer’s recommendations. Apply the grout with a rubber floater at a 45-degree angle into the spaces between the tiles.
13. Wipe off excess grout with a sponge and take care not to dig grout of the spaces between the tiles. To help the grout become a solid, resilient surface, mop the floor daily for three days. Allow the grout to cure for a week and then brush the grout with a silicone sealer.

Voila! If you follow these steps and take the time to do it right the first time, even a new do-it-yourself-er can produce a quality and durable tile floor. Always wear eye protection goggles, and use caution when working with power cutting tools.
